A single-story colonial on Constitución with two private patios — a hidden oasis tucked into the rhythm of downtown. We restored the bones, opened the volumes, and added a rooftop terrace with a plunge pool that catches the Pacific breeze.
How it came together.
Casa Viva was the kind of project that rewards patience. The footprint was tight, the existing structure delicate, but the two interior patios were a gift — bringing light and air into the deepest parts of the plan.
Inside, we kept the language warm and unfussy: arched openings, light wood cabinetry, a hand-glazed blue tile backsplash, polished concrete floors, narrow windows framing the courtyards. The bathroom got a wood-shelf vanity in keeping with the easy, lived-in tone.
Up top, we added a rooftop terrace with a small pool and a covered render-built sunroom — a place to disappear with a coffee at six in the morning, or a mezcal at six in the evening. Centro Histórico from above, and your own quiet square of sky.
